These affordable home designs are based on being expandable for both low-income and first-time homeowners.

 

The expandable concept starts with a “base plan” designed to accommodate future expansion as a family’s needs and financial capabilities grow.

 

This helps keep the initial cost/mortgages as low as possible.  When additional living space is needed, the home can be easily expanded.

 

For example, rather than using roof trusses, which do not allow future space/additions to be built, the affordable home designs allow for additions to be built under the existing roof.  Roofs will be framed initially with double/triple rafters and/or valleys in place to allow for the future dormers to be added.

 

In addition to the exteriors being aesthetically pleasing, the key to these designs is that the initial “base plans” have properly proportioned room sizes (i.e. the living room for the 1052 s.f. base plan will not be too small when the home is expanded to 1,841 s.f.).
